  • Flexible Cancellation Policies (Live now): Adds options for full refunds up to 5 days before check-in, or a tighter 1-day window, appealing to flexibility-focused travelers.
  • Vrbo Listings on Expedia Packages (Coming soon): Bundles a Vrbo stay with a flight and rental car inside Expedia’s package engine.

Escapia is Expedia Group’s own vacation rental property management software (PMS). Because many professional property managers rely on it as their central hub, Expedia paired this launch with three key back-office updates:

  • Vrbo Payments (Pilot): A payment solution currently in pilot for select partners that lets guests pay with Expedia One Key rewards points. It also includes built-in fraud and chargeback protection.

Vrbo is Now Deleting Listings with Below a 2.0 Rating

Parallel to these feature rollouts, Vrbo is enforcing stricter inventory quality through its Minimum Standards program. Beginning September 15, the platform would have started permanently suspend listings that fail to maintain basic performance floors over a trailing 12-month period:

  • Acceptance Rate: Must stay above 50%
  • Cancellation Rate: Must stay below 10%
  • Review Rating: Must stay above 2.0 stars

Initial warnings begin August 31, with formal waiver processes available for verified extenuating circumstances.

What about new listings?

According to Vrbo’s official policy, the Minimum Standards program applies only to listings with “enough performance history to be evaluated” over the previous 12 months. However, Expedia has not published any clear, quantitative guidelines defining exactly what “enough history” means.

While it is safe to assume a brand-new listing won’t be permanently suspended over a single 1-star review from its first guest, Vrbo hasn’t clarified the exact threshold whether it’s 3, 5, or 10 reviews that triggers an evaluation. For now, new hosts appear to have a grace period to establish a track record, but the exact length of that runway remains a guessing game.


Expedia Packages: What Happens When Your Listing Is Tied to a Flight?

Of all 12 announcements, adding Vrbo properties to Expedia’s flight-and-car packages is the highest-leverage move for property managers. While ad products like Sponsored Listings only reach travelers already browsing Vrbo, package distribution puts your inventory in front of millions of mainstream Expedia shoppers booking airfare.

This isn’t uncharted territory. Booking.com has pursued a similar strategy for years through its “Connected Trip” initiative, proving that alternative accommodations can be successfully bundled into multi-leg travel bookings. By bringing Vrbo listings into its package engine, Expedia is following this established playbook to tap high-value flight bookers.

While Expedia marks the feature as “coming soon” without a firm launch date, professional managers must prepare for how package bookings will alter their day-to-day operations:

  • Cancellation Exposure: When a Vrbo stay is one leg of a travel bundle, a flight delay or cancellation directly impacts the accommodation. Property managers need clarity on how guest cancellations stemming from airline disruptions will interact with their existing cancellation policies and who absorbs the financial exposure if a platform is forced to issue a full package refund.
  • Guest Relationship & Support: Package buyers often view the OTA as their single point of contact. This raises key questions about who owns the primary guest communication flow, handles arrival issues, and manages dispute resolution when the stay is just one piece of a larger trip.
  • Payout Transparency & Margin: Package rates on OTAs are typically opaque or discounted to conceal individual item pricing. Hosts will need to understand how package discounts are applied and whether their individual payout margins remain protected.
