SCALE France turns five: three days that tell you where the French short-term rental market is heading

For its fifth edition, SCALE France is doing rather more than adding candles to the cake.

If you have never come across it, SCALE France is the Paris conference for professional short-term rental operators, the French equivalent of the rooms you would find at VRMA or the SCALE events elsewhere in Europe, aimed at companies managing twenty properties and up rather than at first-time hosts. It returns on November 25-26, 2026, at Les Salons de l’Aveyron (17 rue de l’Aubrac, in the 12th arrondissement), and this year the programme actually starts on November 24. Registration is open.

On the anniversary bill: the launch of a French-language SCALE With AI, two days of SCALE France itself, a new session dedicated to company financing called Money Talks by MPM, and the before and after parties that have been part of the SCALE experience for several years now.

Put differently, what began as a two-day conference increasingly looks like three days of gathering for the French professional short-term rental ecosystem.

There is a reason he does not skip them.

Beyond the sessions, SCALE has become one of the few moments in the year when most of the French short-term rental world is in the same building: founders of property management companies and agencies, managers running dozens or hundreds of units, platforms, technology vendors, consultants, investors, and the entrepreneurs of the sector.

And for its fifth birthday, SCALE is widening that playing field again.


November 24: SCALE With AI, before SCALE France even opens

The first new item lands the day before the main event.

On Tuesday November 24, SCALE will run the first French-language edition of SCALE With AI, a half-day devoted specifically to artificial intelligence applied to short-term rentals. The format already existed in English; this is its first outing in French. It is booked as an add-on to the SCALE France pass, at EUR 49 excluding VAT, the early-bird rate of EUR 39 having closed on September 5.

The format choice is interesting.

The goal is not to line up demos of new AI tools or vendor presentations. The event is built for roughly 100 decision-makers, with a deliberately tight programme: four sessions of about 25 minutes, workshops, time to talk, and a promise of zero marketing pitches.

The questions on the agenda are also a good deal more operational than the usual “how do I use ChatGPT?”: where to start when building a stack of AI agents, which processes are actually worth automating, how to identify the need before choosing the tool, which use cases are already working inside property management companies, and which mistakes the early adopters wish they had avoided.

That is probably what makes the format relevant in 2026.

The industry is no longer in the phase where managers need convincing that AI will change their job. The question is now much more concrete: where does AI actually create value inside a property management business?

Guest communication, operations, revenue management, owner acquisition, marketing, reporting, accounting, team training. The list of possibilities is long, and the difficulty is precisely in telling a real operational gain apart from a technology demo.


November 25-26: SCALE France celebrates its fifth edition

On November 25 and 26, the main event takes over.

In five editions, the conference has established itself as one of the leading gatherings for professional short-term rental managers in France.

That positioning matters.

SCALE France is not a trade show built to explain the basics of holiday letting to someone who has just listed their first apartment. The discussions deal with what companies face once they have reached a certain size: hiring, winning owner contracts, profitability, distribution, regulation, technology, how to organise teams, and growth. It is what we already noted in our key insights from Scale France 2023, when more than 200 property managers filled the room.

It is also what makes the conversations off-stage worth the trip.

When the people you meet at the coffee stand, over lunch or at an evening event are themselves running 30, 100 or 500 units, the conversation moves past features very quickly.

People compare org charts, margins, hiring difficulties, distribution strategies, PMS choices, owner contracts, the automations that work, and sometimes the ones that emphatically did not.

That concentration of experienced operators is precisely why Thibault Masson has attended every edition since SCALE France began. The sessions matter, but a large share of SCALE’s value sits in the conversations between two sessions.


Five years on: what Marie Pistinier and Laura Gence have built

Behind SCALE France are two people who have co-produced the event since the very first edition: Marie Pistinier and Laura Gence.

The detail matters, because it goes a long way towards explaining why the event lands so well with professional managers. Marie does not watch the business from the outside: she is a property manager herself, and has been in short-term rentals for more than twenty years. And the founding ambition, as Laura tells it, was not to create one more trade show but to fill a gap.

We asked them what they take away from these five years. Both quotes were given to us in French and translated here.

Here is Laura Gence:

“Five years ago, our ambition was to create the space professionals did not have: somewhere to meet their peers, learn, share without a filter, and find concrete, road-tested answers for growing their business. My favourite motto has always been ‘there are no problems, only solutions’, and that is exactly what we try to do with Marie: start from the real problems operators face, imagine concrete answers to them, and still enjoy inventing what comes next just as much.”

And here is Marie Pistinier:

“What am I proudest of? That in five years SCALE France has become the reference point for our ecosystem, with a standard we never let slip, on the content as much as on the hospitality. As a property manager, and I fell into short-term rentals more than 20 years ago, it mattered to me that we give our attendees an experience worthy of what they themselves offer their guests. Hospitality is our DNA. What do I want for the future? To keep creating new concepts and new events with Laura, things that move professionals forward, with the same joy and the same pleasure as ever.”

Those two quotes explain the 2026 edition rather well.

SCALE With AI, Money Talks, and Exit Door before them are not formats added to fill a programme, but answers to questions the sector’s owners are asking now and were not asking five years ago.


Money Talks: when the question is no longer only “how do I grow?” but “how do I fund that growth?”

The second major addition to this fifth edition lands on Thursday November 26, during the second day of SCALE France.

Its name: Money Talks by MPM, run by MPM Consulting, the French advisory firm that also organises Exit Door.

The format is far more restricted than the main event: roughly 70 participants for three and a half hours of discussion with banks, investors and financing specialists, on the afternoon of November 26. It is reserved for SCALE France attendees, with 35 free places and then a EUR 29 excluding VAT ticket.

Here too, the choice of subject says something about how the French market is changing.

For a long time, the main problem for a growing property management company was winning new owner contracts. But a company that goes from 30 to 100 units, and then from 100 to 300, quickly discovers another reality: growth consumes cash.

Sometimes you have to hire before the new contracts produce revenue, invest in software, build a sales team, fund an acquisition, open a new destination, and absorb the timing gaps in your cash flow.

Money Talks is therefore set to cover a range of levers: bank financing, credit lines and refinancing, crowdfunding, structuring growth, opening up the capital, and raising funds.

This is not a side topic. It is one of the more interesting signs of how professional the French short-term rental market has become, because the questions owners ask are shifting.

How do I find more owners? Then: how do I structure my company to manage more properties? And now: how do I fund that growth without putting my company at risk?


From Exit Door to Money Talks: SCALE follows the questions operators are actually asking

The new format fits into a broader shift.

SCALE had already created Exit Door, devoted to acquisitions, sales, valuations and mergers between companies in the sector. The Paris edition has since grown enough to run as a standalone meeting in 2026 under MPM Consulting, closed to technology vendors, as we covered in Exit Door 2026: The Paris room where France’s short-term rental consolidation is being negotiated.

SCALE With AI and Money Talks appearing in the same year is telling: part of the French short-term rental market has crossed a threshold.

The discussions are no longer only about running properties. They are now about technology and AI, the financial structure of these companies, acquisitions, consolidation, valuation and, for some owners, preparing a possible exit.

That is what makes this fifth edition worth watching.


And because SCALE is still SCALE: the conversations will carry on after the sessions

It would miss a large part of the experience to talk only about the stages.

The before and after parties are back for the anniversary edition, notably through evenings organised with the sponsors. The details are still to be confirmed, but these are anything but a footnote.

In a business as geographically scattered as short-term rentals, the operators who talk to each other all year on LinkedIn, on WhatsApp, in professional groups or over video calls do not in fact get many chances to spend several hours together in the same room.

SCALE is one of them.

And when a large slice of the French ecosystem is standing a few metres apart for two or three days, some of the most useful conversations do not begin with “next session in the Forum room”. They begin over a coffee, or a good deal later in the evening.

That is also, if you reread Marie’s quote, a deliberate part of the project: hospitality as DNA, and an experience worthy of the one attendees give their own guests.


Three days that sum up what the French market is worried about in 2026

Add the informal encounters, the partners and the before and after parties, and this fifth edition becomes rather more than an anniversary: it gives a fairly accurate picture of the questions professional short-term rental companies in France are asking themselves today.
